Overview
Review and underwrite residential mortgage applications originated by Fulton Financial Corporation, as well as third party mortgages. Assure compliance with investor and bank guidelines. Underwrites loans of greater complexity.
This position can be located in Lancaster, PA, Richmond, VA, or Virginia Beach, VA.
ResponsibilitiesEssential Duties
Underwrites residential mortgage files. Evaluating credit worthiness of borrowers. This includes but is not limited to the review of financial statements, tax returns, asset statements, bank account statements. Investigates and documents large deposits and other anomalies in the credit file that may not have been documented by the Mortgage Loan Officer. Reviews appraisals to ensure appraisers used proper guidelines. Reviews and assesses whether documentation meets investor requirements and identifies which loans meet certain investors guidelines in preparation for a secondary market sale if the loan it not retained for servicing by Fulton Mortgage Company. Access and maintain a working knowledge of investor and agency guidelines including nonconforming products. Approves or recommends denial for residential mortgage applications within lending authority limit, including those of a more complex. In denial situations, reviews the reasons why the loan was denied and in some cases recommends other products to the Mortgage Loan Officer where the applicant may qualify. Performs second level review on loans that the less experienced underwriter recommends for denial. Evaluate the loan to determine if there is any other product available before issuance of denial. Underwrites, reviews and recommends approvals or denials for government loans that could include Federal Housing Administration, VA, Rural Housing Service and PHFA and nonconforming products. Provides guidance to less experienced underwriters and as needed will recommend approvals or denials for applications that are over the lending authority of other underwriters.
Reviews the Fulton Mortgage Company Quality Control and investor audits and responds as appropriate with additional information or reasoning. Obtains follow up documentation as required.
Acts a consultant for Mortgage Loan Officers related to different loan scenarios and what if situations. Answers questions related to underwriting and UNIFI data input and as needed assists the Mortgage Loan Officer with automated underwriting input. Assist with underwriting and product training of corporate management trainees cycling through the mortgage company, Mortgage Loan Officers, branch staff as directed by the Residential Underwriting Manager. Assists the Residential Underwriting Manager and the Secondary Market Manager with the development of new products. Assists with development of new broker and affiliate relationships. Reviews and decisions requests for removal of obligor on existing mortgage removing PMI, and partial releases of excess land.

Qualifications:
Education
Bachelor Degree or equivalent experience. (Preferred)
Experience
5 or more years Residential first mortgage. (Required)
3 or more years Desktop Underwriter and Loan Prospector. (Preferred)
3 or more years Federal Housing Administration, Veterans Administration and Rural Housing Service underwriting. (Required)
Certifications
Direct Endorsement for Fair Housing Act Loans and Staff Appraisal Reviewer for Veterans Administration loans. (Preferred)

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
